A 14' x 22' two-story addition with a basement level on an existing single-family home. I prepared the architectural drawings myself and submitted them to the City of Spokane Valley's building department — the permit was issued after a single minor plan check correction.
The project required removing a 22-foot section of exterior wall and replacing it with a glulam beam to carry the new load — a structural change that had to be right before anything else could proceed. From there I handled demolition, foundation work, framing, window installation, siding, drywall, and finish carpentry, including a new deck and reuse of the existing sliding glass door. The homeowner contributed electrical, HVAC, some labor, and painting.
When it was finished, the addition read as original to the house — no visible seam between old and new, inside or out. That's the goal on every addition I take on.
